Do I need Flex-space or an Industrial facility?
The first step is the SIZE of the space required
In Ciudad Juárez and Chihuahua, flex-space options can measure between 100 m2 (1,076 sf) and up to approximately 5,000 m2 (53,819 sf)
An industrial flex-space complex can merge 9 or 10 individual modules to add up to a surface area of approximately 10,000 m2 (107,000 sf). The configuration, however, will be an elongated rectangular strip with little depth.
An industrial facility normally measures between 3,000 m2 (32,292 sf) and up to 50,000 m2 (538,195 sf) or more. There are users who can rent both Flex-space or an Industrial facility.

If it is for storage and logistics:
Both, the flex-space or an industrial facility can work well.
If it’s use is intended for a massive production process, the ideal is an industrial facility.
Characteristics of the Flex-Spaces
Height in 2nd and 3rd generation properties:
They may have a low headroom if they were built more than 20 years ago.
Height in Newest Construction
Newer flex-space buildings (not exceeding 5 to 7 years) are generally taller than older ones, with a clear height of usually 10 m or 32 feet.
Small parking lot
They have little vehicle parking space, as they were not conceived as manufacturing workplaces.
Fire supression system
Second and third generation space normally do not have a fire protection system, however newer properties have fire hoses.
Ventilation
Unlike industrial facilities, flex-space normally doesn’t include the installation of either air conditioning or evaporative coolers.
